Accommodation is offered subject to availability at the time of booking and payment of a deposit equal to the first night's stay.
In the event of cancellation within 7 days of arrival, "no show" or curtailment of the contract the person who made the booking will be liable for the total cost of the booking.
Where a specific room number is agreed, this is subject to the room being available. We will make all reasonable efforts to ensure that the particular room is available, but in exceptional circumstances (e.g. if the room needs unplanned maintenance or repairs) it may be necessary to put you in a different room of the same type.
If the deposit has been paid by a credit or debit card, we reserve the right to take any monies due, owing to cancellation, curtailment, "no show" or damages, from the same account.
Deposits/prepayments are not refundable but will be deducted from any claim for compensation arising out of cancellation or curtailment of the contract.
Bookings cannot be amended without our prior agreement and confirmed by us.
The proprietors reserve the right to amend, curtail or terminate the contract if the conduct of any person who is part of that contract causes any detriment to the well being or comfort of any other guests or staff.
We reserve the right to make an additional charge for any damages, breakages or losses caused by guests.
It is against the law to smoke anywhere inside the building. Any person found to be/have been smoking inside the building will be asked to leave and their booking will be curtailed.
Parking spaces in our car park are subject to availability on arrival and cannot be guaranteed. We cannot accept responsibility for loss or damage to property or vehicles left in our car park.
The main train station (Blackpool North) is approximately 1 mile away and takes about 5 minutes by taxi. Taxis are usually available at the station. There is a local taxi service that has accessible taxis if required.

Main Entrance & Reception Public Areas - General (internal) Access to First and Second Floors
1st Floor - There are 3 steps to a small landing followed by a further 10 steps to a 2nd small landing, followed by 4 steps to the first floor landing. The stairs are 7"/18cm high, 9"/23cm deep, 33"/84cm wide.
2nd Floor - From the 1st floor landing, there are 4 steps to a small landing followed by a further 7 steps to a 2nd small landing, followed by 4 steps to the 2nd floor landing. The stairs are 8"/20cms high, 9"/23cm deep, 29"-33"/74cm-84cm wide.
Bedrooms and En-Suites
Floor coverings in the en-suites are either tiles or lino. All en-suites (except 1) have a shower over a shower tray. There is a step into the tray. The step height varies from room to room. Most shower trays are entered via a folding door. Toilet and washbasin dimensions vary from room to room. 1 en-suite has a bath with a shower over the bath. The bath is equipped with hand grips.
Grounds and Gardens
We have a small garden to the front of the property, with seating available. There are 4 steps leading up to the front door from the pavement, with grab rails at both sides, then a further 2 steps to enter the front door. A path up the side of the property provides access from the car park to the front door. This path avoids the first 4 steps.
We have a fire alarm system that will ring in the event of a fire. If you require more assistance for evacuating please notify us and we will ensure you are evacuated safely.
We are a no smoking building. Smoking is allowed outside and a wall mounted ash tray is provided by the front door.
Complimentary WiFi access is available for guests (please ask for the password). Due to ISP download limits, it is not to be used to stream data (i.e. download music/data files, on-line gaming, watch films or TV etc). As a complimentary service it is not a contractual part of a booking and may be limited or withdrawn at any time.
When you make a booking with us we collect the names of all guests who will be staying, the home address, email address and telephone number of the person making the booking. We also collect debit or credit card numbers to take the deposit. We use the home address as part of the card payment processing to validate the card. We will use the email address or home address to send confirmation of the booking. We will not use the telephone number unless absolutely necessary.
We use booking software and in accordance with GDPR, we observe reasonable procedures to prevent unauthorised access and misuse of personal information. We use appropriate business systems and procedures to protect and safeguard any personal information given to us. Only the owners of the hotel are permitted to access personal information in the course of their work. We will not share your information with a third party unless there is a legal reason for doing so.
We are required by law to collect information on all our guests on arrival and will therefore ask you to complete a registration form whilst checking in. These forms are kept in a locked cupboard. We are required to keep them for 12 months after which they will be destroyed.
You have the right to request a copy of the information we hold about you. You can also contact us if you believe that the personal information we have for you is incorrect, if you believe that we are no longer entitled to use your personal data, or if you have any other questions about how your personal information is used or about the Privacy Statement. We have CCTV cameras at Reception, the front door, the car park and in the bar/lounge. No cameras are pointed at guest bedrooms, doors or windows. The cameras are used for security of our property, ourselves and our guests. The only people who have access to this data are the owners of the hotel.
